Here's something most homeowners don't know: there are three levels of chimney inspection, and they're not interchangeable. The National Fire Protection Association defines them, and knowing which one applies to your situation changes what you should expect from the service.
A Level 1 inspection is the baseline. It covers the accessible portions of the chimney, the firebox, the damper, the visible flue, and the exterior of the structure above the roofline. This is what happens during a routine annual sweep when the chimney is in regular service and there's no reason to suspect structural problems. It confirms that the chimney is safe to use and that there are no obvious issues that need attention.
A Level 2 inspection goes further. It's required when there's been a change in the system, a new liner, a different fuel type, a new insert, or after any event that might have affected the chimney's integrity. It's also the standard inspection for real estate transactions, and if you're buying a home in Louisville's older neighborhoods, particularly anywhere in Crescent Hill, the Highlands, or Cherokee Triangle where chimneys may be seventy or eighty years old, a fireplace inspection at Level 2 is worth doing before you close. Level 2 includes video scanning of the flue interior, which reveals liner damage, cracking, and deterioration that a visual inspection from the top of the chimney can't show.
A Level 3 inspection is reserved for situations where hidden damage is suspected. It may involve removing portions of the chimney structure to access areas that can't be reached otherwise. This level is uncommon and is usually the result of something found in a Level 2 that warrants further investigation.
